The Great Real Estate Divide

real estate divideA new study came out about the great real estate divide between buyers and seller. Although I live the great real estate divide day in and day out, the figures still took me (a bit) by surprise.

The Commercial Record published an article yesterday called "It's Really a Buyers Market". (You may not be able to read it without a subscription, sorry) They published findings by Research Institute for Housing America (associated with the Mortgage Bankers Association) that said it was really a buyers market. Yes, we in real estate know that. But they put a name to the dilemma we often find ourselves in these days.

The research says that:

92% of current home owners think it is a bad time to sell
80% of consumers interviewed think it is a great time to buy

Another telling statistic:

In the early 1990's, 40 - 60% of home owners felt "relatively positive" with the prospect of selling.

For those who purchased their homes from 2007 and up, they valued the sale price of their homes at 14% higher than the actual sale price.

A 350,000 sale price means the home owner believes the home should sell for 399,000. That is a huge difference!

For those who purchase their homes before 2002 overvalued the sale price of their homes at 12% higher than the actual sale price.

A 350,000 sale price means the home owner believes the home should sell for 392,000. That's still a big difference!

The study also notes that inventory is down. I have noticed that, I attributed some of it to the recent storm we had in the Northeast at the end of October, the market really hit the brakes after that. Add the holiday to the mix and we are much lower in inventory than in previous months. But this study was nationwide, not just New England. I am curious to see what 2012 will bring in terms of inventory. Buyers are getting frustrated with the lack of inventory AND the unrealistic pricing we run into.

real estate divideThere are those that believe this lack of inventory may just be what the market needs. That it may help to stop the market from dropping more, may even help to ease prices up a bit. I do not agree with that as a whole, buyers still believe most homes are overpriced. And if the statistics are right, if agents have listed homes at prices their sellers want rather than what they know it will sell for, it will not help as buyers are very, very wary of pricing right now.

We need to bridge the gap between buyers and sellers soon. Sellers need to realize that 80% of consumers believe it is a good time to buy. Yet if they are not buying their home, the reason is price. Price overcomes all obstacles. Selling a home these days requires a seller to be very realistic about pricing, and the listing agent to be very honest with the seller. It is the only way to bridge the gap over the great real estate divide.

I didn't want no stinkin' P.J.'s!!!!

Santa in New MilfordSince the birth of my first grandson just over 4 years ago I have been delighted to have children in the picture at Christmas once again. I had visions of such wonderful things happening, you know... children opening their gifts, wrapping paper flying, squealing with delight over the booty Santa brought them. The wonder and amazement in their eyes as they sit on Santa's lap, the anticipation growing as Christmas approaches.... ahh.... children and Christmas, life is good! I mean, look at him with Santa, this is going to be GREAT... I can hardly wait...

HA! Let me share my Christmas with you. I also will preface this by saying that I must have forgotten what it was REALLY like on Christmas morning with kids. So here is a short rundown of my Christmas morning..

All 3 grandsons were sick. The 4 year old and his mom live with us... so that was my first opening of the presents:

  • Oldest grandson didn't get up till 9am, which meant I was cutting into the time to spend with my other grandsons at their house opening their presents. But that is ok....
  • First package picked up contained very special PJ's... the package is opened, after much cajoling, the pajamas fall out and he loudly announced that he didn't want pajamas!

He lost interest right away in Christmas, it took quite an effort to get him to open the other packages! He got his WII games so he was, in the end, happy as a clam. Getting him to that point was more than an effort though! And getting him to open the rest of the presents after getting the Spiderman WII game was almost as hard as getting a short sale to close!!!! PS on the PJ's: Last night he had on one set of the special pj's and told me that he really did like them after all.

Moving on to the next house....

  • The 2 year old has NO interest in opening packages at all. He could care less. The baby just wanted to eat the wrapping paper.
  • When the 2 year old realized that there were "GUYS' inside some of those packages he was a bit more excited about the process though. Whew... Mom finally jumped in and took over opening the gifts.

All in all a great Christmas. I realized that I had forgotten the trials and tribulations of Christmases past, and actually had nothing but laughs as the grandkids were not cooperating to make my day as I thought it should be. I don't know what I was thinking, I must have confused real life with life on Little House on the Prairie or something!

Kids, you really have to love them! They bring us back to earth, they are real, they are in the moment, and they are a delight! Especially when they are grandkids, as I can laugh and walk away!!!!

Which came first, the chicken or the egg?

Real estate chicken and eggBut more to the point.... was it the price of the house in Litchfield County, or the buyer that came first? These days it is the price, then the buyer will most likely follow. If the price is too high, there won't be any buyer. If it is priced right, given the most current market conditions and the condition of your home, your house will be shown to prospective buyers.

You need to get buyers in to look in order to procure that all important offer!

A few questions to ask when you are considering selling your home.

The real estate market in Litchfield County, CT varies from town to town, and from price point to price point. The smaller towns are feeling the pinch, towns like Roxbury, Washington, Kent, Bridgewater, CT have slowed to a crawl. Even New Milford is in a slowdown. The holidays, combined with the snow storm in October and all the cleanup that followed, have impacted the local real estate markets.

However... there are still homes that sell. Make sure you understand the market, the CURRENT and LOCAL real estate market. Put a price on your home to generate interest, and make sure that the interest is being generated to those prospective buyers that are on the internet looking for their new home!

Keeping Christmas Well

A Christmas Carol all year long

(I love the movie A Christmas Carol, especially the one with George C. Scott. I know most of it by heart.)

For most of us the holiday is over, instead of visions of sugar plums dancing in our heads we picture the nightmare of putting all the decorations away! But for me, I still have 2 more weeks left of Christmas. We also celebrate Orthodox Christmas on January 7th. I have one more Christmas Eve (one of my most favorite and very magical days of the year) and one more Christmas day. (We even stretch and celebrate the old Russian New Year, which is 7 days after Orthodox Christmas!) The decorations will stay up, the tree will continue to be lit for another 2 weeks at least. And I will keep Christmas well, at least for a few more weeks, with the hope that I will keep Christmas well for the rest of the year in my heart.

Of course there are those of you who don't feel the holiday is over until after the 12 days of Christmas are over. (It can get so confusing...)

And for others who are fans of A Christmas Carol, my second favorite quote from the movie is: "I wear the chain I forged in life.... I made it link by link, and yard by yard; I girded it on of my own free will, and of my own free will I wore it." That sends a chill up my spine each and every time. It is a great reminder of why it is so important to open our hearts, to do the right thing each and every time. Who wants to be dragging around big heavy chains when your heart could be free of any chains that bind.

So as you are winding down the holiday and feeling a bit blue because it is over, feel free to share the next one with me! Help to keep Christmas well, to keep it in your heart always. The decorations help remind us, the real trick is to be able to keep the mood going all year long! Perhaps that is my New Years Resolution, to keep Christmas in my heart throughout the entire year.

Which types of flooring have the best ROI, if you are selling your home?

Great article on what types of flooring are best if you are planning on selling! Debbie Gartner of Floor Covernings International is one smart lady, and for those of you in CT you can certainly give her a call.

If you are thinking of selling in Litchfield County in the near future, or even in the next few years, check this out!

Westchester hardwood flooring - refinish wood - dark stainOne of the most frequent questions I get from homeowners who are selling their home is "What types of flooring will have the best return on investment."  I also have many real estate agents and home stagers asking me this question, so I know it's an important issue, especially if you intend to sell your home now or in the next 2-3 yrs. I work with a lot of new homeowners right after they close on a home, so I see all the changes they make + I work with a lot of customers and stagers who are putting their homes on the market.

Also, I'm seeing a trend toward fixing up the home 2-3 years before homeowners intend to sell. I think this is really smart as you get to enjoy the improvements you make + sell at a higher value. It also helps you balance out your expenses over a longer time period.

Disclaimer:  Of course everything needs to be evaluated in the context of the condition of the home and its neighborhood. The "standards" are different based on what you are comparing against, but here are some general guidelines.

 

1. Sanding and refinishing existing hardwood floors is almost always your best investment. If you have hardwood floors, you are in good shape - hardwood sells and it helps define the value of your home. If you have hardwood floors, and they are beaten up, your first consideration should be to refinish the floors. Most real estate agents anecdotally tell me that you will get your investment back three fold on this...and, it makes sense.

Westchester New York hardwood flooring - red oak floorsFirst, refinishing your hardwood floor is not that expensive...and usually costs less than people think. It is amazing how much better your home will look if you refinish the floors. You have the option of changing the color or leaving the same color. Lighter colors make the space look larger and more airy and informal; darker colors are more dramatic and give the home a more formal and sophisticated look. Satin finish is usually the preferred sheen (90-95% of my customers choose this) and it tends to show the scratches less than a semi gloss finish.

Second, if you have pet stains in the hardwood, they can usually be fixed by replacing these sections and weaving the hardwood in, and after they are refinished, you will never even notice the new pieces (assuming you hire a professional).

Third, if you have hardwood underneath your carpet, by all means, rip up those carpets and refinish the hardwood...you have just found a gold mine. Hardwood sells; very few customers want carpet...not to mention that your carpets are probably dirty and may include your smell...and the buyer will want to rip those out anyway. And, believe it or not, it is almost always less expensive to refinish your hardwood than to recarpet. A potential buyer who sees Westchester NY Brazilian Cherry Hardwood floorscarpet is wondering "how much will it cost to rip out the carpet and add hardwood." This factors into whether or not they even make an offer not to mention how much that offer is for. So, if you have hardwood under the carpets, show it off...and you will automatically improve the value of your home and how many people are willing to make an offer. It is usually a no brainer.

Fourth, if your floors are beaten up and you don't refinish them, many will assume that you don't take good care of your home, and that they are likely to find other hidden issues during the inspection.  

 

2. Add hardwood flooring to key rooms, if you can afford it. Most homeowners in Westchester NY strongly prefer hardwood for the main living space or common areas such as living room, dining room and family room. Many prefer hardwood for the master bedroom, too. If you have hardwood in those areas, you are set, if you don't, you may want to consider investing in hardwood for those areas - provided you have the budget to do so. You will definitely get back that return on investment - probably at least two fold. I understand that many selling their home do not have this luxury, but if you can afford it, by all means invest in the hardwood flooring (rather than carpeting) for those areas.

3. If your carpets are dirty and/or smelly, it's usually best to replace them. Please note that trading up to hardwood, will usually get you a great return on your investment (unless of course you live in an area where hardwood is not the norm), but replacing the carpeting will not improve your selling value. Rather, it will allow you to capture the potential selling price of your home in good condition. It will probably also enable you to sell your house sooner as it will appeal to more buyers...or said another way, prevent buyers from being turned off by your home. My guess is that you will get back this investment and just break even. (But, if you don't do it, you will likely need to lower the price of your home and it may stay on the market longer resulting in another price reduction). Always select a neutral color for carpets as that will appeal to the largest set of potential buyers, and generally lighter is better as it will make the space look larger and cheerier, and it gives you a sense that the home is clean.  

 

4. Kitchens are tricky and it's best to consult your agent and/or a stager for opinions. We have all heard that kitchens and bathrooms sell...and this seems to be very true. Hardwood flooring in kitchen Westchester county NYBut, usually kitchens are the most expensive area of the home and a full kitchen remodel will not give you a full return on investment. I've read many reports on this, and most claim that you get 70% return on your investment. And, this is why it's usually better to invest in your kitchen if you are just moving in or planning to stay put for a while. However, if your kitchen is rather out of date, and the agent is seeing this as a hindrance to the sale, you should consider your options. Sometimes, the agent will recommend that it is not worth it to do anything because they believe the next homeowner will completely gut and redo the whole kitchen (so why invest more money if it's like putting lipstick on a pig?). Other times, it is worth it to make some minor enhancements to either eliminate an eye sore or bring it up to an acceptable level. For example:

- If the there is vinyl flooring and it's coming up, consider adding laminate on top...or potentially hardwood (tile flooring can work too, but it is more expensive and hence usually a lower return on investment).

- Add a simple subway tile backsplash - if there is no backsplash...or if your backsplash is very taste specific

- Add granite countertops, if you have laminate countertops and they are falling apart.

- Add new up to date energy efficient appliances

Most likely, you will break even on these minor upgrades...but more importantly, you will have a much more sellable asset, as you've been able to eliminate major eye sores that scream money money money to the buyer. You want the buyer to feel that they can live with the kitchen as it is for a few years. But, as I mentioned, kitchens are tricky business, and there is no one size fits all since there is a whole array of how the kitchen can look and this all needs to be in the context of the neighborhood. Your real estate agent is the best judge of what is needed and what will sell. If you do make changes, make sure that they a neutral and taste specific...remember, you are trying to appeal to the widest audience.

These are my top recommendations on flooring improvements if you are selling your home soon...or in 2-3 years.  Every situation is different, but these tend to be the items that usually tend to provide the best return on investment.  Please consult your real estate agent for advice here as they know your area and the other comparables on the market best.
