What happens after I list your house?

real estate listing contractThat's a very good question. We signed the paperwork and your house is officially listed. Now the real fun begins!

I am going to assume that your house is show-ready. You have cleaned it up and out, both inside and out. Remember, I have to take marketing photos to get those buyers to want to come and see it. I wrote a post with all sorts of suggestion on how to get your home ready for the photo shoot, you can read it here:

From cleaning to staging, after reading it you should understand what needs to happen in order for me to do the best job I can for you. 

After the photos are taken I will be sorting through them to pick the best ones. If they are a bit too dark, or crooked, I will be adjusting them. I do not photoshop things out of photos, what you see is what you get. If I think I can get a better shot by moving something, I will come back and retake a photo or two. It takes me some time to compile the best shots and to get them ready to use. I can usually count on at least 3 hours for a 4 bedroom house. (I'm very particular about them)

After the photos are ready I will be putting your home on two multiple listing services. This ensures that agents across the state can have access to it. It does't end there. 

  • Create an internet flyer for your home
  • Create marketing material to be left at the home
  • Create a flyer for my office window
  • Create a Youtube video of your home
  • It is possible I may be creating a special video to use in my online flyer of the area around your home
  • Blog about your home
  • Getting all the internet marketing out on other social media sites such as Facebook, Google Plus, Linkedin, etc. 
  • Enhancing the listing on our Berskshire Hathaway website as well as Realtor.com, Zillow and Trulia, etc. 
  • Order the for sale sign to be put up, hang the sign riders on it after it arrives (if applicable)
  • Place a lock box on your house (if applicable)
  • Schedule either our realtor caravan or a broker open house depending on which town you are in
  • Get the print advertising ready to go
  • Sending out just listed cards (if applicable)
  • I will schedule weekly reports to be delivered to you via email of internet activity from online sites that showcase your home. 

smartphoneYou will let me know how you want to be contacted for a showing request. Either phone call, text message (seems to be preferred by most of my clients), email, smoke signal. I would suggest you be ready for this to happen once it goes on the multiple listing service! 

After a showing, once the showing agent has provided me with feedback I will be discussing it with you. Sometimes there is no feedback. Agents may decide not to fill out the email they receive from me, or don't return my calls. It happens. Don't get upset if we can't get feedback. 

The best feedback you can get is an offer. No offer means it wasn't for them!

I will also be discussing holding an open house. If I do, there will be more advertising and blogging to do.

Now we sit back and wait for the offer to come! But that is for another post.
