Always do right. This will gratify some people and astonish the rest. - Mark Twain

Road collapse causes more than just road rifts.

Chinmoy Lane, a quite cul de sac in the Merryall section of our town has become quite the topic here lately. On Monday, March 7th, at about 7:00 am, the road collapsed. Apparently a culvert washed away, leaving a 30 foot chasm, separating Chinmoy Lane residents from the rest of the world. Underground power lines went with the road, leaving them powerless, in more ways than one. Chinmoy Lane is home to about 20 families.

Tensions have been high. Residents of nearby Carl's Lane were inundated with town officials and the Department of Public Works. One resident was scared to death as the town told her they would put an easement on her property and build a road. She felt as if she was given little to no choice in the matter, and didn't understand what was going on. She didn't know at the time her septic was at the edge of the road they proposed, so it was a no go. All she knew was she was scared the town would own a large piece of her property forever, that she would have a road attached to her driveway forever. The terms that have become familiar to those of us in real estate like easement, or license, or even the dreaded adverse possession are often totally misunderstood by the general public.

Residents of Carl's Lane were told by their insurance companies not to allow anyone to pass through their properties. The New Milford Police Department instructed them to put up "No Trespassing" signs. It became a heated battle between the two roads being played out in the press. Understand, the configuration of the lots on Carl's Lane would put septic systems, driveways, wells, etc., at risk. And due to the heavy snows we have received, on top of the heavy rains, the yards were saturated already. The residents of Carl's Lane were asking to be indemnified by the town, but were told it was not possible. Stories were put out in the newspapers, vilifying these people who wanted to do the right thing in many cases, but were unable or too scared, or just plain confused. The word "easement" was tossed in their faces by officials pounding on their doors, they were petrified. It was not explained to the ones I know that a temporary easement, known as a license, could have solved the problem, then the town could indemnify the owners. Once the temporary bridge was in the temporary easement could have been removed, the temporary road removed, all would have been well, if indeed their was a way to put the road in without damaging their own properties. However.... there was no way, in many cases, to cut a road through because of septic systems, etc. Bad news... bad bad news. I wish the newspapers had really investigated instead of reporting the story as one sided as they did.

Michael and Kathleen Gold of West Meetinghouse Rd granted access, a temporary road was put at the far end of their property, and the residents of Chinmoy are free at last. I know Michael, I am not surprised that he jumped in to help. The town owes a debt of gratitude to Mr. & Mrs. Gold for their generosity. Although I would say the road is scary at best, but it is a way in and out. No more worries about being stranded at the very least. My friend Ann Fisher and myself took the new access road today, to try and get a better handle on the issue these people are facing. We came away with some pretty amazing photos of the power of Mother Nature, and a sense of frustration for all the residents of both Chinmoy Lane and Carl's Lane.

Next Thursday a 60 foot temporary bridge from the State of Connecticut is being installed over the roadway that collapsed. Work will begin to repair the damage and put things back as they were. But one wonders if the neighborhoods of both Chinmoy Lane and Carl's Lane will ever be the same again, they have both been hurt in this horrible disaster, more then we can possibly imagine.

Bridle Road, New Milford, CT - Merryall Ridge Gate

Bridle Road, New Milford, CT - Merryall Ridge Gate

Set in the scenic Merryall section of New Milford, CT, Bridle Road, Merryall Ridge Gate, is a beautiful, well established subdivision. Bridle Road is a culdesac, a wide tree lined street with homes set gracefully on generous sized lots. Many of the homes reflect the style of the owner, they are not of the cookie cutter variety.

I have written about Merryall before, a wonderful section of New Milford, the homes are set amid forest and farmland. Very scenic, very New England countryside, very beautiful!

Currently on Bridle Road there are 2 homes for sale.

The first is a Gambrel Colonial listed by Prudential Adams & Associates for $379,900.  A wonderful 3 bedroom home, built in 1986 with  2,266 square feet of finished living space, 2.5 baths, set back from the road on a well manicured lawn. There is a formal living room with a fireplace, formal dining room and family room on the first floor with hard wood floors. The 3 bedrooms upstairs have wall to wall carpeting, and the master bedroom has a spacious walk in closet. The back of the home has a deck, perfect for entertaining or enjoying the outdoors. The home backs up to the 6 acres of open space owned by Merryall Ridge Gate.

The next home is listed for $339,900, and is a 1,948 square foot, 4 bedroom, 2.5 bath colonial built in 1978. Complete with hardwood floors, family room with fireplace, deck, eat in kitchen, formal dining room and deck. This home is currently listed by Coldwell Banker Residential Services in New Milford, CT.

In the past year one house has sold on Bridle Road for $330,000. The home is 1,904 square foot saltbox built in 1978.

Merryall, New Milford Connecticut, Set in the beautiful hills of Litchfield County

Merryall Road BarnMerryall, New Milford, Connecticut. The section of New Milford known as Merryall is set in the beautiful hills of Litchfield County in the northern part of New Milford, between Kent and New Preston. It has long been an extremely popular section of town. The homes are nestled in a highly wooded area, with homes, large estates and farms spotting the countryside.

For those people looking for a luxury second home, there are wonderful antiques set on larger tracts of land in the Merryall section of New Milford, CT. A mere 20 minutes from the Metro North train station in Windgale, New York, and close to Route 22 in New York, it is a 90 minute drive to downtown Manhattan. Beautiful estates ranging in the 1 - 2 million dollar plus price range, privacy, convenience, wonderful setting make this a favored location.

Merryall New Milford CT Farm

The Merryall section of New Milford was given its name by a group of men who were surveying the area  between 1776 and 1731, it is not quite clear. However what is clear is that they were dining by a spring, shared a bottle of spirits, and named the area "Merryall" as they were Merry all! A book titled "History of the towns of New Milford and Bridgewater, Connecticut, 1703- 1882 by Samuel Orcutt is a good read, I find myself fascinated by the early residents of New Milford Township.

More traditional homes of all sizes are also available in Merryall. There are a few older, well established subdivisions with homes ranging in price from the low $200,000 and up. The quiet atmosphere and wonderful yards surrounded by wooded areas make this area of town a favorite for those who prefer a more tranquil area to live in. New homes are in the process of being built, and are available currently at $379,000 and up! Merryall Union Chapel

Steeped in local history, the Merryall Chapel is still in use to this day. Built in 1890 it is a reflection of times gone past. Services are scheduled a few times a year, local clergy are asked to participate.  Across the street from the Merryall Chapel is the Merryall Center for the Arts. On first glance one would pass it right by, however they have a pretty impressive list of performers there on a regular basis.

Weantinogue Heritage Land Trust holds much acreage in Merryall, preserving and protecting the land for future generations. This has become a passion for many that move to this area of town. Because of their efforts we all enjoy the beautiful scenery as it is today.

If you are thinking of moving to Litchfield County and would like to learn more about the Merryall section of New Milford, CT, please feel free to give me a call at 203.460.1775, or click to send me an email. I would be happy to provide you with more information.

Farm Fresh in New Milford CT, A Worthy Project For All

Corn fieldKim was looking for a field to plant and a way to teach her children all about farm life, Chick was looking for help on the farm. Perfect match you say? Yes indeed, couldn't be better. But they didn't know each other.

Chick has 5 acres on one side of his farm that he grows corn for silage on. He calls this 5 acres "The Ponderosa", and he loves looking out from his kitchen window at the corn.  Now he doesn't need as much corn as he used to. He had to stop shipping milk last summer and sold the majority of the milking cows due to his health. He still has cows, even still milks a few, but since the cow population is way down he doesn't need as much corn silage.

Kim grew up on a farm, and she also has eight children that she home schools! Feeding eight children from the grocery store is very expensive, especially for fresh items. She really wanted to have a garden this year, and was thinking about having one in her own yard.

That's where I come in. Kim's husband is my Sprint dealer. I was in his store getting a new phone, and he saw my cows picture I had as wallpaper on my phone. He was very curious so I told him about the farm, and from there things just grew and grew. His oldest son Elliott now works with us on the farm almost every day. But that is not the whole story.

I stopped in one day at his store to tell him just how much we appreciated his son at the farm. There were lots of customers in his store that afternoon, and only he was there, so while I was waiting for him to be free I started talking to a woman who is the director for a non profit type of organization, connected with a church diocese. She was talking to me about how hard her job was these days with the economy in the toilet, and I started to think that maybe we could somehow help.
Farm Fresh Sign

So, I put Kim and Chick together on the garden idea. I was thinking about more than a garden, I was hoping it
might help people who were unable to afford fresh produce. Kim and Chick agreed.  Kim is trying to form a co-op of sorts, looking for people who will help her take care of the garden in exchange for fresh produce.

The co-op is still in it's planning stages. The seed has been ordered, the field will be plowed in the next few days. Kim has it all drawn out, she will plant about one half of the field, which has the potential to feed over 200 people. Chick will plant sweet corn on the rest.

A match made in heaven? Time will tell. Kim has agreed to plant sweet potatoes, which makes me happy as can be.

If you are interested in helping, give me a call. I will put you in touch with Kim. She is working on a "My Space" page for her project which she told me will feature pictures of her progress, and information on how to get in touch with her.

I think it's a win win situation all the way around. And for me, well, I love sweet potatoes, tomatoes, fresh produce in general!
