How is Washington, CT doing in the current real estate climate? There are no surprises here, most of our luxury market towns in Litchfield County are down from their heights of 2005. But people are still buying and there are plenty of homes to choose from in Washington, CT.

Currently there are 77 active single family homes for sale in Washington, CT. Average list price is $1,389,225, average days on market is currently at 253 days. In 2011 we saw an average of 2.83 homes sell per month. The year end, 2011 shows 34 homes sold in Washington, CT.


At the current level of activity it will take 27 months to sell what is currently on the market.

What's the real estate market doing in Washington, CT?

Real Estate Market Washington CTI do love Washington, lived there for a few years and it remains near and dear to my heart. Washington is comprised of a few different areas, Washington, Washington Depot, New Preston, Marbledale and Woodville. Encompassing 38.7 square miles of some of the most beautiful Connecticut countryside, Washington has long been a favorite spot for that quintessential Connecticut country home. With a population of approximately 3,556, it is a quiet spot, with an emphasis on the arts and land conservation.

Washington is home to some of the most beautiful places, Lake Waramaug and Steep Rock are at the top of my list. For a bit more about life in Washington, CT, take a peek here.

Currently in Washington, CT there are 83 single family homes for sale. The average list price is $1,338,423. The average days on market are at 246 days.

The lowest priced home in Washington, CT currently on the market is a ranch, close to Mt. Tom, priced at $229,900.

The highest priced home is family compound on Lake Waramaug, priced at $8,995,000. A truly spectacular home on one of the most beautiful settings in all of Litchfield County.

In the month of October 4 homes sold in Washington, CT. The average list price was %1,343,000, the average sale price was $808,125, the average time on the market for these 4 homes was 55 days.

I know there is great optimism in the luxury home market for Litchfield County, and this could certainly be the reason for such an increase in available homes for sale.

The only home that sold in May of 2009 was a foreclosure on Woodbury Rd for $257,000. A definite improvement as we are seeing more luxury homes in Washington, CT go under deposit and sell!
