Spring will usually bring out buyers, and I believe we are continuing to see an upward trend. With rates still low and housing prices at a reasonable price, this could be the time to buy!

There are currently 274 active single family home listings in New Milford, CT. That is up 10 listing from last week. Lowest price: $100,000, average list price: $478,678, average days on market, 130. Highest price: $1,995,000. Out of these, 29 are under deposit, that is up by 7 from last week, lowest price $100,00, highest price $629,900. Average list price: $351,359, Average market time: 115 days. (Days on market definitely coming down!)

There are currently 9 homes that are pending, 5 more than last week. Lowest price: $179,900, highest price: $375,000. Average list price: $283,055. Average market time: 149 days.

3 homes are showing as sold, same as last week. Average List price $417,966, average sale price: $401,666, average market time, 199 days.


There are currently 66 active condo listings in New Milford, CT, this is 15 less than the 2 previous weeks. Lowest price: $62,900. Highest price: $539,900. Average market time, 185 days.

Out of these, 7 are under deposit, same as last week, lowest price $98,700, highest price $189,000. The average list price: $146,800, average market time: 85 days.

There are currently 11 condos that are pending, up 9 from last week. Lowest price: $89,000, highest price:$170,000. The average list price of these is $164,527. Average market time: 117 days.

... 130 avg days on market is tough though :o(

Shel, about 2 months ago I did the absorption rate for New Milford, was 125 weeks. Very tough. We have a long way to go to heal.

Having said that, seems as if buyers are coming out now. We need that, and we need sellers to be realistic in pricing.

Also, I am concerned because I am sure there are foreclosures that have not been listed yet. Time will tell.
