Yes... listing at true market value is key......People seem to keep thinking it is 2 years ago.....
Priccing to sell it with in 90 days is true market value, also there are appraisals that keep people real
But it does start with listing the real estate properly..and setting the proper expectations

What a way to do business. I wish people would give as much consideration to selling their homes as they do to buying a used car. A little ding here, a big ding there, and they don't want it. The price of a car is no where near the price of a home, get with it!

Andrea, you right about it still being a Buyers market. Buyers can have their pick of the litter right now, and your first point deserved t be mentioned twice.
Condition and price my friend. If you get both of those right you are way ahead of the pack in most situations. Get them wrong and you could be wasting the time of everyone involved.
I would also add that you better not pick the mangy mutt Realtor either - LOL

Hi Andrea ~ That's an excellent analogy. Whew - 12 months! Or take the breath away - 24. Glad to hear things are heading in the right direction in New Milford. We are currently experiencing low inventory - but maybe that will change as sellers decide to list before the credit expires.
