Andrea - It looks like a lovely property.  I love this line you post, "It is what it is."  I think buyers appreciate that you are just open and honest in the marketing.  They can usually deal with that a whole lot better than wondering what a seller is hiding.

Andrea -- truly a diamond in the rough.  I love the architecture... it certainly looks like a lovely town.  I'm wondering if someone could get a 203K loan or other renovation loan to polish this gem.

Andrea, This is a true gem in the midst of a BEAUTIFUL town.  I do not think it will take long for someone to see the true potential in this property.  I loved the presentation.  No pretense or attempt to cover up or make excuses.  It is what it is!  Bravo!

Jackie, the house does need a new roof. No leaks that we can see in the attic, but the shingles are pretty well finished. The questions is does it need new sheathing. And thank you!
