I can't reach your agent.

Sad houseI have a buyer who needs to buy a home in Danbury, New Fairfield, Bethel or Brookfield, CT. He is spending over $600,000. (that is OVER SIX HUNDRED THOUSAND DOLLARS) Very motivated, the purchase will happen. (Are you trying to sell your home in Danbury, New Fairfield, Bethel, Brookfield or the Greater New Milford area? Think about this...)

It won't be YOUR home he is buying. And let me just tell you why it won't be your home my client will purchase. I preview homes first. I know what the requirements are and I need to see the homes first. I called SIX real estate agents today to set the appointments to preview homes for tomorrow.

5 of the homes need to be scheduled with the listing agent only. I made my calls at 9:00 am this morning, it is now 7:38 pm and NOT ONE CALL BACK.

One of the homes showing instructions said to speak with both the listing agent and the owner. I left a message for the listing agent, no call back. I did leave a message for the owner that I would be there. I may still preview this one home, but because of the others blowing me off, I may have to do this another day.

So, if you are trying to sell your home remember this....

If you want your listing agent to set the appointments, if your agent has to be present for all showings, MAKE SURE YOUR AGENT IS CALLING PEOPLE BACK TO SET UP THE APPOINTMENTS. I can only suggest you make sure you get a call too.

The easiest thing to do is have a lock box on your house and make it accessible.

But don't worry about that now. I don't have time to play around with you. My client is looking to make a decision, and if he can't see your home, HE WON'T BE BUYING IT!

Clearly, the agent has established this process to discourage showings.

How else can they double end the sale?  If they let other agents and buyers in, the house might sell.

Lenn, some of these homes have been on for an extended period of time, such as.... 200 plus days, 100 plus days, etc. If they haven't sold it by now... the chances are slim to none they will find the buyer themselves. I just wonder what they tell the seller when the question is asked... "why is no one showing my home?"

You are so right, they did set up a process to discourage showings.

This is so frustrating & just a ridiculous way to try & sell a home.  I know all states are different but by all means if you aren't comfortable with a lockbox on your door make sure your agent is RESPONSIVE!

Why does it have to be so difficult to make appointments to show homes?   I tried today to start lining up listings for Saturday showings and all of them have been on the market at least 60 days.  I'm at zero return calls.

There is no lock boxes here in Manhattan New York allowed. All the appointments need to be set with the listing agent, usually we get back to the phone call or email within the matter of couple hours...

Kristin, it is ridiculous. We move on.... I have one home with no lockbox. I understand if the clients aren't home, I have to be there. That is the way it is, I am comfortable with that. I am there, no problem. I will call back asap, and I can tell you it won't be 12 hours later.... I want to sell my listings asap!

Jennifer, I guess they aren't. I wonder if the owners know this.

Andrea, call me I'll call you back. I know I have a listing that is a tough sale. Not only a 90 day listing but no lockbox. My clients had a bad experience in the past but that is not my fault. "And two years ago there were not the safeguards we have now i.e. log info on agents opening the lockbox".

So here is what I am going to tell them, again, next update on showings. "The easiest thing to do is have a lock box on your house and make it accessible." We have missed four showings so far because they did not like my schedule to show.

Ken, I feel your pain. As I said above, I have one with no lock box, we all understand the consequences. Honestly, I am committed to the sale and my clients, I do what I have to. But so do my clients. I have had a listing with SIX dogs, I had to be there ahead of everyone, take the dogs out, clean up any messes that might have occurred. I sold it. I knew what it would take. But ghesh... call me back!

Frustrating to say the least!  I wouldn't hesitate to call the managing broker and fill her in and see how that works. There's no excuse for this.

Amen to that!  I recently left a message for a listing agent on a $2.3 MILLION property 3 consecutive days in a row.  It's a foreclosure.  Bet that bank would sure like to get rid of it.  Too bad that was over a week ago and I still haven't received a call back.

Apparently these people don't really want to sell their homes. I'll bet anything that if you ran the numbers they're over priced anyway.

On a similar note, I will never understand why anyone who works on a commissioned basis doesn't return phone calls.

I agree with Craig too.  The agent is really shooting themselves in the foot.  I love this post.  There are so many times I wish I could let a seller know what their agent is doing to KEEP their home from selling.

I don't think it's anything as nefarious as the agent trying to double dip the sale.  I think it's more than likely that these agents are working OTHER full time jobs and cannot attend to their real estate duties in a timely and professional manner.  I blame brokers for this.  If you're going to be in real estate you have to be fully dedicated to it.  Not a part timer.  And the brokers need to monitor this rule, adhere to it, and make the necessary changes when their agents can't commit full time.  Again, it only hurts the industry image as a whole.  Good post and best of luck to you Andrea.

It is just so frustrating when a listing agent will not call you back. There are even some in our area that only respond to email, and that's just when they're good and ready to do something!

Hi Andrea~  Sellers do not hire agents thinking they won't be available.  Those sellers probably have no idea about the agent not answering nor returning phone calls within a reasonable amount of time.  I think that if they knew, they would fire their agent!

Jerry, one thing I have noticed is the slower the agent is, the worse the response time is. I don't know if they are working or not, I don't care if they are working or not. Cell phones are amazing, they travel with you. Thank you, I hope I can get in to these homes, we shall see. He will make a decision soon and he will only make an offer on something he has seen in person. Amazing, isn't it?

Andrea: I had this happen once and my client REALLY wanted this house.

I went to the door and told the homeowner the situation.

GUESS WHAT?  The homeowner's listing contract had already expired, so he cancelled the contract and let me handle both sides of the transaction!

Ohhh, Andrea, do I ever feel your pain!   Well written blog.  What is up with these agents,  do they really want to double side that bad?  No, I think they have more listings than they can handle or are just slacking off.   Keep at it and you'll find your great buyers a house listed by a great agent!

Hello my favorite Brit real estate guy! I won't pick up if I am on the phone already. I will call back asap. I do live in a bad area for cell phone service, I will run outside with my phone in my hand to answer it, falling over the dog, just to try and answer. Cheers to you too Shel!!!

Simply put - their seller clients would be appalled. If I knew my agents were not getting back to agents ....I'd be hearing about it in my town.  How bout a call to the broker?

I have been through that more than a couple of times... I had one agent call me back after I left three messages... she told me to leave her alone because she was trying to enjoy the beach...  That's nice and all, but did her clients know that she was blowing off buyers for sunbathing?

I have properties that are "Agent show" only.  I love it when agents want to preview.  (Can we spell "serious buyer"?,)

You can best your checkbook that I WILL be calling you back.  I am serious about my obligation to my Sellers.  I'm sorry that you have to contend with agents who take an "agent show" listing and then don't take that responsibility seriously!

I feel your pain.  I made a call to show a listing last week and the listing agent had to negotiate a time to show it to me because the homeowners would only show it two hours a day.  At least i did get a call back but since the two hour window didn't work for my client, we simply said "Next".

Andrea I think some agents do this because they want to be the one selling the house.  Clearly not in the best interest of the client.

Andrea, all 5 agents didn't return call, hmmm, all of them must be out of their mind.  I had one experience like that, I just say pass, and I move on to the next best thing.  But I know how frustrated it is to wait for someone to call back and never did, and there is no reason for it at all.

Andrea I hear this complaint from Realtors all the time.  You would figure that in a market like this that the Listing Realtors would be tripping over themselves to get to the phone.  I hope you let those homeowners know why you were not able to show their homes.

If I didn't hear back from an agent within four hours, I'd escalate it and call the broker. With all of today's technology, this lack of response is simply not acceptable.

It always surprises me that it's sometimes so difficult to try and help get someones house sold.  Most of the time it's the agents and they're either trying to do both ends of the deal or are simply choosing to be unhelpful.  Unfortunately it's often the sellers that add to the problems as they want their home sold, but just don't want to be inconvenienced.  I try to convince my sellers that we need to be as easy to show as possible...unfortunately they don't always listen.

Andrea - Agents like those give all of us a bum wrap - especially if our client is all hepped up about seeing that particular listing.  They definitely are not serving their clients well and it's a business practice I'll never understand.  Don't they want to get the house sold?  Don't they want to get paid?

Andrea, congrats on the feature! We've seen this become a growing problem in CT and I don't know why. It's bad enough when your seller won't call you back when you call them to try and schedule a showing, but it's ridiculous that a supposedly professional real estate agent can't call you back when you want to see one of their listings. Don't they WANT to sell their client's home?? One can only imagine the motivation...or lack  thereof.

This is just too crazy! It is sooooo frustrating. I cannot understand it. Where did the passion and the duty to help your sellers are??

Andrea - I am sure its not just a local problem, but this is a big CT issue . I find agents just can't be bothered.

HOWEVER I MUST ADD - on the list side ( I do about 99% on the list side) ...we do have show assist here. How many agents call me or my office to "schedule" when I put "USE SHOW ASSIST" all over the listing. In the show instructions, agent remarks, anywhere I can.

I still get calls, or my office tells me to call and so I call agents back to say "please use show assist" I even walk them through how to do it....it's SO HARD RIGHT...look at the listing..CLICK on the big message that says "request a showing" - and dee dum - THERE IS THE SCHEDULE.

It is so efficient, I dont know why anyone wouldn't use it.

BUT I have digressed - if you want to SELL the property, you must SHOW the property. I hate seeing call LA on the instructions too. I know how it goes around here.

With today's smart phones, call forwarding, text messaging, there is no reason why an agent won't get your message. If the call is not returned it is on purpose. What that purpose is is unfathomable to me, but it must be on purpose.

I have writtent these types of posts as well.. and I am amazed how often this situation occurs.  The other problem is with the services that set up appointments... they don't get back to the agent for hours... if I have someone from out of town doing marathon showings and I can't get a call back within 1/2 hour .. then your house will NOT make the list!

I wont return your call either, that's because I will answer it when it rings the first time, and there will be no need to call you back.

I replied to another post along the same lines, that I will just go to the door, knock on it and then tell the sellers that I couldn't reach their agent. When I said this, another agent on AR wrote me the nastiest personal e-mail just slamming me. But the reality is, if the listing agent wont call back, then I will go knock on the door, and explain to them that somethings wrong with their agent and may I please see their home because I may have a client that wants to buy it. And to the agent that wrote me the nasty personal e-mail, please don't do it again.

If the agent doesn't return a phone call in a couple of hours, call the broker.  If that doesn't work, cross the house off the list because it's clear you won't get in.

Andrea, it is frustrating especially when it hits you all at once wtih 5 homes. Usually it happens here with maybe one or two homes on the tour but not 5. Gee it makes us all look bad.

I always return calls immediately if I can't answer the phone right there and then. I want the house sold so it's detrimental not to return those calls. It's not rocket science!

I did get one call back late last night, the agent was in NYC with his mom all day.... I happen to know him well, at least there are now 2 homes which I can get into. It is like being a dentist... pulling teeth...

Rita, there is no reason at all, that's for sure. I am so surprised. I would pass, but I need to get in to see if this will work. My client has a lot of money to spend, has specific needs, and I need to find him the best house.

George, they must have enough money in their pockets so they don't need to sell any homes, and their clients must not really want to sell.

John, I am going to make more calls today. Aggravating to say the least.

Keith, indeed I am sure it is sellers who don't want to be inconvenienced, and to be honest I would be canceling the listing if it couldn't be shown. I work to hard with all my marketing to have listings that can't be shown. But I would be calling someone back....

Lora, all of these he sent to me. He expects me to see them for him. I guess they have enough money not to worry about selling one of these big homes.

National Security, I just put up an old name rider with no cell number, and told the home owner I would be  back with the REAL one, LOL. But my office number is on the sign, and I would rather someone else sell it as it is a short sale.

Minna, Show Assist is not big here, we are mostly on CMLS and so far it has not flown on this side of the state, or corner of the state. So answer the damn phone!

Jon, I guess they have more than they can handle, I felt better after writing this, cathartic, cleansing, LOL. Now back to trying to get in!

Andrew, I can't believe you got a nasty email about that. My broker would throw my belongings out on the street if she heard I did this. And she would be really upset if I sent a nasty email to someone too. YIKES.

Asa a real estate agent, it is amazing how some agents do not call you back.  I had the same situation and the agent actually called me back 4 days later i told the agent i put mybuyer into another home and we purchased it.  The the home poped up on the expired llist, I knocked on that door (the listing where the gent never called m back) and I explained the situation and waled with a listing.  Thank you for not calling me back!!!

Ah, the beauty of Centralized Showings. There is nothing like being unable to reach an agent, especially when their voicemail is 90 seconds of self promoting pap about how proactive and committed to excellence they claim to be.

I have no idea why every company does not have a showing system in place that frees an agent from being a receptionist. I never ever have to worry about setting up showings on my listings.

Bill (above): While every copmany does not have a showing system, there is still no excuse for not returning phone calls.  Andrea, I believe that this has happened to you because I have experienced it, but at the same time I cannot fathom why agents do not return all phone calls.

I run into this problem every time I arrange a showing. Here in Central Florida it's usually the reo agents who won't return calls. They have the homes listed so cheap that they don't have to be able to do their jobs well. So many of them don't. When the foreclosure well dries up I can't imagine that many of these people will stay in the business. Picking up a phone just doesn't seem that difficult to me.....

I an agent won't return a phone call, do you really want to go through a transaction with that person. At one point I was so frustrated with an agent, I lrft a voicemail saying something like this: "You must be doing very well in real estate and not need to sell this listing. Thank you anyway, my buyers have moved on to another property"  P.E., I never got a reply...she must have been too busy!

Amazing.  Agent showings are the norm here but so are quick call backs.  I try to talk (almost) every Seller into lockbox but it is less common here & hard to convince Sellers.  No excuse for no call back.

Extremely frustrating I am sure!  If you can't show it...you can't possibly sell it!  I hope you do get a few more calls here....I know it isn't your fault certainly...but it makes US as a whole look bad....

This is truly unbelievable.  Don't you just want to pick up the phone, call the homeowners, and tell them what a lousy job their agent is doing?

This phenomenon is the most mystifying aspect of my job.  How can either of us serve our clients or make any money if we don't make the connection between our buyers and sellers?  Why even go to the effort of making a listing presentation if buyers can't even look at the house?

I agree with the commenters who recommended contacting the homeowner directly.

I've picked up listings from sellers who had agents that didn't return calls. I encourage all professional agents to please return calls in a timely manner so my buyer can see the home.  For the amateur agents who don't return calls, keep playing Farmville and ignoring my calls.  I'll look forward to getting the listing soon :)

Yep....I saw this in our market and wrote about it last February. Beware Of The "Hidden" Pocket Listing...More Ethical Questions and this week got a call from a reporter who is starting an article on this subject. So...it's obviously hitting the country now. Double-ending....

Andrea, am I sensing an attitude?  What you should be doing is getting those listings ready for a call just before you sense an epiration, especially with you having a printed copy of the listing dated as they do and the notes on it the way most of us do with NCB. Andrea, call one of mine, I promise to let you in.

I think that it is usually the seller's preference to have the agent know about all of the showings, but requiring the agent to be the one to confirm them is another story.  I have a wonderful company that has our showing system that sends me an email to let me know that one of my listings is going to be shown.  The only time someone calls me for a showing is on a rental property where I need to text or call the tenants to allow access.  It certainly is frustrating for buyers and their agents when they are really ready to buy and no one will call back.  Best of luck!

I would really discourage a seller from any of those practice.  You need to have a lock box and a showing service.

I don't get it.  If sellers are trying to sell their homes, why hire agents who don't really want to sell them, unless they get both sides of the deal, if that in fact is what is really going on?

 

I love your post...I just wonder....how else can sellers find out that agents aren't taking calls to have the home shown?

Is calling the agent's broker acceptable? Or is that considered snitching?

This is infuriating. There should be a way for sellers to know what agent is like before they are hired.  Geez.

Andrea, it makes no sense. I've had that happen to me, too..(not with a 600,000 buyer, but still)...

Especially with the ability of agents in CT to use ShowingAssist (I know Litchfield county is a part of the CTMLS, but not so sure about the Fairfield county system), it should be a breeze to schedule and confirm showings...
