What's good for the goose had better be good for the gander! I represent both buyers and sellers. What I do for a seller I will be doing for the buyer too. Makes sense? It makes perfect sense to me and here's a few examples of what I am talking about.

Listing: Before I list your house I will walk around and check things out to make sure nothing obvious is smacking me between the eyes and screaming "issues".

Selling: Before my buyer makes an offer I will be walking around your house to check things out and make sure nothing obvious is smacking me between the eyes and screaming "issues".

Listing: Before I list your house I will do a comparative market analysis to see what the indicated market value is.

Listing: Before I list your house I will go to the town hall and check the deed, check the building department for missing CO's , pull the as built and well completion report from the health department. If I find you don't have a Certificate of Occupancy for something, I strongly suggest you remedy this situation. Appraisers are now going into building departments to check for these things at the request of the lenders. You can stop the sale of your home dead in its tracks at the 11th hour.

If I find a missing certificate of occupancy I have to ask that it be taken care of as a contingency to the sale. The appraiser will find it and report it to the lender on the appraisal. A missing CO can stop the sale of a home dead in it's tracks at the 11th hour.

So you see, what is good for the goose is also good for the gander. Either side of the coin I will be checking for the same things when buying or selling your home in New Milford, CT.

Andrea, a lot of problems could be avoided if more Realtors followed your example.  There are to many things that can go wrong during the course of a transaction, why not do everything we can to make sure some of them don't happen?

Yep, you're one of the good ones. I've never had to pull CO's (except for new construction). Around here they just aren't checked and unless the house is rather new - built in the last 10-15 yrs - you usually can't even find them if you look. Maybe we're a little like the wild west down here...

George, that is the truth. Now there are appraisers pulling CO's, or finding the lack of them, lenders are looking for issues, etc.

Julia, we have dates where you can just forget about it. We were a bit wild west for a long long time!

Andrea is our Realtor for the sale of our home and the purchase of a new one...she is the best of the best.  She stuck with us when we tried 3 different times to sell our home. Yahoo, we finally have sold it and are in the process of buying another.  She has found some small issues with the home we are looking to purchase (she is the most thorough and honest person I know) and has brought them to our attention. By doing this she is saving us from making a potential error, but we are hopeful all will be resolved.  HOWEVER, the realtor who is selling the house, well, ummm... ok I won't comment except to say Andrea stands head and shoulders above this person...All of the comments here regarding only referring clients to her are wonderful to see..I tell everyone I know that she is indeed "the best of the best"

Many of the things that we do for our sellers are very good for our buyers as well. It's all about information and making sure everything is on the up and up.
