But more to the point.... was it the price of the house in Litchfield County, or the buyer that came first? These days it is the price, then the buyer will most likely follow. If the price is too high, there won't be any buyer. If it is priced right, given the most current market conditions and the condition of your home, your house will be shown to prospective buyers.
You need to get buyers in to look in order to procure that all important offer!
A few questions to ask when you are considering selling your home.
- What are the most current market conditions for your area?
- What price will put my home ahead of the pack?
- How is your house going to be marketed to put it in front of as many buyers as possible?
- Ask to see a customized marketing plan for your home.
The real estate market in Litchfield County, CT varies from town to town, and from price point to price point. The smaller towns are feeling the pinch, towns like Roxbury, Washington, Kent, Bridgewater, CT have slowed to a crawl. Even New Milford is in a slowdown. The holidays, combined with the snow storm in October and all the cleanup that followed, have impacted the local real estate markets.
However... there are still homes that sell. Make sure you understand the market, the CURRENT and LOCAL real estate market. Put a price on your home to generate interest, and make sure that the interest is being generated to those prospective buyers that are on the internet looking for their new home!

To answer your question - the chicken came first, without a doubt about it.
The Price is what attracts the buyer. Buyers are out there but what attracts them to a home? In these days they price shop
Listings always have, always will be king. Because like a chair in the game with a shortage, music playing then stopping means the real estate buyers need to land on a spot to call home. Lead the market to price the homes in the higher end of a lower property search bracket rather than waiting for someone to make an offer. Col Sanders weighs in, says KFC came before either so he could franchise and send his kids to more expensive schools, build larger garages for his collection of exotic sports cars to tool around in to shock, awe, impress.
Good morning Andrea, If the property is priced right, the buyer will come. Thanks for sharing.
In everything that I continue to read, 80 plus percent of the buying public is motivated by price. When someone puts in a search, once they have the area designated, they then shop by price.
Doug, it is price, price comes first, buyers follow! Thanks for the comment.
Andy, we should all take lessons from the Colonel, he was a smart guy. Shock and awe with the price, with the marketing, and attract those buyers that are looking.
Malinda, thank you, yes indeed. Price is king and should come first!
Right Trac, price does motivate prospective buyers. If they don't find it in their search parameters they won't even be looking at it!
Excellent points and great analogy made here Andrea. Price it correctly right from the start and the buyers will come!
The chicken came before the egg, but you are SO right that if the right price doesn't come first the buyers will just move on to the home with the right price.... every time.
Andrea-Hope you had a great Christmas. As the saying goes. PRICE it RIGHT and they will come. Wishing you a wonderful 2012.
Hi Andrea ... Very well written article .... Giving valid reasons to sell a home...
Andrea there are a lot of important componets that go into selling a house, but non more important than setting the right price.
Hi Andrea! Great points! We all have listings that need to be priced better. I have a great home listed that is about 10% too high. I'll be giving my client an in-depth market analysis on the 2nd. Happy New Year!
Andrea,
And the moral of the story is...price it right!
Ann Hayden in Wildwood, MO
Andrea although there are many things to consider when a house is being listed today; more buyers are shopping on price, even location is taking second place in some cases.
