SOLD in New Milford, CT, 83 West #8, a New York style condo unit in a small complex. From listing to offer, 31 days, from offer to close, 13 days! I met the potential buyers at the unit, within 5 minutes they asked to go back to my office and make the offer. Full price, wanted to close in a week. I did convince them that perhaps 2 weeks would give the attorneys time to do their job, time for the condo resale documents to be delivered for examination and approval, time for a title search to be done, time for the unit to be cleaned out and they agreed to the extra week. I have to say, the buyers were a real estate agent's dream, and the seller was too!
Cash, no contingencies. And the attorney's were wonderful too. My seller got his wish, a NON investor buyer that will make the condo a home, my buyers found exactly what they was looking for in a unit, a bit of New York in New Milford.
The complex is not FHA approved, as is the case with too many condo complexes these days. Condo units that are not FHA approved can be difficult to sell as the deal is very, very tricky, if not impossible, to finance. Cash is the way to go. So we often see them go for less than what one would have hoped for, and to investors who have access to cash. But this was not the case here, someone who had the money and loved the unit was serious, came in at asking price and is preparing to move as soon as they return from the west coast! (No buyer at the closing today)
